Start free trialRenters' Rights Act 2025
The RRA 2025 is the most significant change to residential tenancy law in a generation. Most HMO software was designed before it. Nexio is not.
No-fault eviction is gone for all new tenancies. Section 8 with mandatory and discretionary grounds is now the primary possession route. Your legal toolkit needs to reflect this -- Form 6A is a legacy document for pre-RRA tenancies only.
All new tenancies are periodic from day one. No initial fixed period. This changes how rent reviews, notice periods, and possession proceedings work. Ground 1A (new student possession ground) applies for PBSA operators.
24 hours to respond to emergency hazards. 14 days to begin repairs for damp, mould, or disrepair. Failure to comply is a new possession ground against the landlord and exposes you to enforcement action. Every maintenance request needs a timestamp.
Making Tax Digital for Income Tax applies from April 2026 for landlords with income over £50,000 and from April 2027 for income over £30,000. Quarterly digital submissions to HMRC are required. Per-room income and expense tracking is not optional -- it is a compliance requirement.
